At Swan Valley Realty we love all things to do with Real Estate – and we are aware of the importance of presenting a property in the best possible light for sale. Keeping tabs on current interior design trends can assist in this regard.

Rob Carson from Loan Market Ellenbrook has provided some information on the current trends in interior design in Loan Market’s Insights Newsletter which I would like to pass on. If you are thinking of selling this may be useful. If not it may give you some ideas to jazz up your home for your own future enjoyment.

Making even simple aesthetic changes can give your home a fresh look and feel. A new year is a great time to make some updates to realign your living spaces with your personality and how you use your home.

With so many emerging trends you’d be forgiven for feeling overwhelmed when considering a new look. So, we’ve selected three key home interior trends for 2015 to help get you started.

Are you feeling bold?

If this year is about making a statement then striking colour and geometric patterns is the emerging trend for you. Splashes of colour, watercolour prints and painted abstract designs will be popular in 2015. Cushions, artwork and ceramics can quickly and cheaply make the most of this trend. Choose either one bold colour (indigo blue will be huge this year) against white or mix several colours and don’t be afraid of clashing.

If you want to be bold without colour, use mismatched patterns to make an impact. Select a mixture of rugs, prints and cushions with contrasting patterns in neutral tones and break them up with metallic accessories.

Do you need a sanctuary?

Create a calm and relaxing space with soft colours, textures and curved edges. The soft pastels of the 80’s are making a comeback throughout wall colour, soft furnishings and artwork.

Dusky pinks, pastel greens and various shades of grey work beautifully against blond wood furniture and can soften concrete finishes too.

Pastel and blond wood accessories such as vases, bowls and picture frames are small touches that can effectively introduce this new trend economically.

Want to connect with nature?

Natural materials and colours are trending as our want to better connect with the environment and nature grows. This direction will come across through handmade embellishments, raw materials and matte finishes.

Weathered metallic accents will compliment a natural colour palette and organic textures. Introduce copper, pewter, gold and steel accessories such as vases, utensil holders, serving trays and bowls.

A unique and handmade feel will introduce plenty of woven fabric, knits, tassels and pom poms and expect organic shapes and textures. Timber furnishings will be stripped back and raw and any shiny or polished finishes will be aimed at showing off natural grains and detail.

Make updates easily with indoor plants in wooden and woven pots and hangers. Use woven wall hangings and display coral, sand stone and driftwood treasures on tables and shelves.

I am so impressed with Ellenbrook Residents who put so much effort into creating a festive atmosphere for all the community to enjoy. First there was Halloween with the Marshals and now the Christmas Lights of Granesse Drive in the lovely Charlotte’s Vineyard townsite within Ellenbrook.

At the house pictured below there are some amazing lights to see and a Christmas Grotto. All donations collected by visitors go to PMH Foundation.

Northlink WA, also known as the Perth Darwin National Highway is on track with its planning. The project development phase of the $1.12 billion highway is expected to be finished in August 2015, highway construction is expected to start in late 2016 and be finished in 2019.

Although some parts of the highway will come as close to 20-30m to some Ellenbrook homes this has been stated as being similar to many other highways around Perth and noise monitoring has started at some sites.

A spokeswoman for Main Roads said noise modelling was required but could not be finalised with certainty until the final road geometry was completed. Future noise modelling may indicate that noise attenuation is required to ensure compliance with the noise level limits of the Western Australian Planning Commission road and rail noise policy. (State Planning Police 5.4)

I took my little monsters to Halloween at the Marshalls on Friday night in Aveley and was so impressed with the effort the Marshalls went to to put on a great Halloween event for the community. It is getting so popular we had to wait in a line to go through the haunted tunnel. And scary! My daughter not only screamed but also cried!! A relocation program is being considered by developers and the government for the abundant kangaroos in the area. Department of Parks and Wildlife said between 150 and 200 kangaroos could be relocated to Gorrie State Forrest block, just south of Chidlow and The Lakes. Culling is not being considered at this stage. Instead the kangaroos will be tranquilized and transported about 50km away.

The wildlife population faces competing with the 4700 eventual homes and two town centres that will be built by Stockland as part of Vale. Stockland say they will retain more than 26 per cent of the site for bushland and wetland conservation and reserves that will be accessible as public open space.

New laws have been introduced that allow councils through council resolution rather than local law to determine where dogs can exercise and where they need to be kept on a leash at all times.

As such the City of Swan has flagged the following parks as proposed parks where dogs must be kept on a leash at all times;

In Aveley
Central Park, Egerton
Egerton Park, Wexcombe Way

In Ellenbrook
Lake Fresca, Ponte Veccio Boulevard 
Moulton Wetlands and Track, Brookmount Drive, 
Mornington Park, Mornington Parkway 
Charlie Gregorani Memorial Reserve, Library Avenue
Brook Park, Paperback Close
Woodlake Park, Waterview Grove

and Sandown Park in Sandown Circle, Henley Brook

Ellenbrook Resident, Kara Ringland welcomes the stricter rules. She volunteers for Ellenbrook Pet Finders and hears about five or six instances every week where pets or owners are attacked or intimidated by dogs. She hopes the stricter rules will help fine people who don’t care about the safety of others by letting their dogs roam free.

I have written previously about how Ellenbrook is the most awarded new town in Australia. This was due to a collaborative approach between town planners, builders, architects and developers from Ellenbrook’s beginning and continues today.
